This amazing villa is located at the top of Peyia Village, close to Coral Bay with the most breath-taking views over the southwest coastline and mountains. Peyia, which is under a 10 minute drive, is a charming Cypriot village full of tavernas, bars, restaurants, good local shops and amenities.  The very popular Coral Bay Strip is only a 15 minute drive away and boasts blue flag beaches Corallia Beach and Coral Bay Beach, the strip has numerous restaurants with a varied choice of cuisine, along with lots of bars with live music and shops. There is also a little amusement park for the younger ones with a fantastic mini golf course to keep the older ones entertained.

To the west lies St. George and the Akamas Peninsula and National Park. To the east past Potima Bay and the village of Kissonerga lies Paphos Old Town and Kato Paphos. There are a number of golf courses to recommend along with some fantastic wineries and wine tours.

In addition to the primary residence, there are two annexes accessible via the garden area. This captivating villa is set over 2 floors, blending rustic architectural elements with modern decor. The ground floor, designed with an open concept, begins with a cosy living space featuring a flat-screen TV with English speaking channels, it also includes a spacious dining area furnished with a large table and chairs. The kitchen area showcases an elegant design, harmoniously blending granite countertops, stainless steel appliances, and wooden cabinets, it is fully equipped with all essential kitchen amenities and provides generous storage and prep space through numerous cabinets, there is a separate utility room extending from the kitchen, housing a washing machine, sink and an additional gas hob and oven. This level features a family shower room and a double bedroom with access to the outdoor space through patio doors.

As you ascend to the first floor, two additional bedrooms await: a double bedroom featuring an en-suite bathroom with patio doors to a shared balcony and a twin bedroom with en-suite shower and patio doors leading to the shared balcony overlooking the captivating vistas of the sea, mountains and the pool area.  For larger groups, there’s more lodging available via external access where you will find 2 extra twin bedrooms situated on the ground floor of the main residence, one of these twins has an additional two single beds on the mezzanine level, perfect for children. These rooms share a spacious “Jack & Jill” bathroom accessible from either side.

In the separate annex, you’ll discover an open-plan, cosy kitchen and a well-appointed living space. The kitchen is equipped with an oven, both electric and gas hobs, a fridge/freezer, dishwasher, various cabinets stocked with additional appliances, and a petite round dining table suitable for up to 5 guests. On the ground level, there’s a spacious double bedroom, along with a family shower room that conveniently connects to the living area, a wooden staircase seamlessly links the living area to an elevated mezzanine featuring two single beds and an en-suite shower for added comfort.

The villa’s outdoor space features a beautifully designed garden that enhances the private infinity pool, complete with its own deck bridge, the private pool boasts vibrant underwater lights that can be customized to create a soothing or thrilling ambiance as desired. Furthermore, there’s a smaller pool perfect for kids and a hot-tub Jacuzzi (optional extra) for added relaxation. Villa Kikos is an impressive 4 bedroom property situated in the prestigious area of Sea Caves just a few minutes walk to a fantastic beach bar, Oniros By The Sea, which overlooks the stunning Sea Caves and the Edro III shipwreck. There are also other eateries within walking distance. Two of the region’s best beaches, Corallia and Coral Bay, are just a 5 minute drive with the main strip of Coral Bay, full of fantastic restaurants, bars with live entertainment & shops just 1 minute further on.

To the east you’ll find flavours of the ancient and modern worlds in the Old Town and Kato Paphos. To the west the wild Akamas Peninsula offers the promise of natural beauty and adventure.

The open plan living and dining area is very modern with high ceilings and lots of windows and patio doors to let the light shine in and there is a stylish bar with bar stools off the lounge. leading down a flight of stairs you will find a small gym with shower room.
