Aphrodite Hills Resort is not a street grid, it is a collection of named villages and numbered plots arranged around the PGA National Cyprus golf course above Kouklia in the Paphos district. Every villa and apartment is identified by its plot number and neighbourhood rather than a street address, and two things decide what your holiday feels like: the plot, meaning where on the resort the property sits, and the category, meaning what kind of property it is. This guide explains both, so you can read any listing for villas in Aphrodite Hills and know exactly what you are looking at. We currently list 89 properties on the resort, from one bedroom apartments for a couple to six bedroom villas that sleep twelve, so the plot and category system below covers every one of them.
First, the geography. The resort is laid out across two plateaus separated by a ravine, with the golf course threaded around and between them, and it sits on the hills directly above Aphrodite's Rock, around 20 minutes by car from Paphos International Airport. The course itself, PGA National Cyprus, is an 18 hole championship layout designed by Cabell Robinson that plays across the ravine between the two plateaus, which is why so many plots border a fairway. Nearly every property is privately owned, which matters later when we get to what the category labels do and do not promise. The residential neighbourhoods at Aphrodite Hills Resort carry their own names, and each holds a particular mix of property types:
Plot position changes the holiday more than the photographs suggest. A plot bordering a fairway gets open green views, with golfers passing from early morning. A plot near the Village Square, the resort's social hub with its bars, restaurant, coffee shop and mini market, trades a little privacy for being able to walk to dinner. Plots on the ravine edge get the long sea views towards Aphrodite's Rock and the best sunsets. The resort is hilly everywhere, so if evenings on foot matter to you, the apartment villages and the plots closest to the Village Square are the ones to ask for.
The apartments are the resort's most affordable way in, and for couples and golfing pairs they are often the smartest booking on the hill. They come in three sizes: one bedroom at approximately 90m² for 2 guests, two bedrooms at approximately 100m² for 4, and three bedrooms at approximately 110m² for 6. You will find them in Adonis Village, Apollo Heights, Helios Heights, Theseus Village and Zephyros Village, all within a 15 minute walk of the Village Square.
What you get depends on the floor. Ground floor apartments come with private gardens; upper floor apartments have spacious balconies with the views. None has a private pool, but every apartment has access to a communal swimming pool within its own village. Inside, expect a fully equipped kitchen, washing machine, iron and hairdryer, international TV channels and free WiFi, and one baby cot per bedroom can be accommodated.
The value case is strongest for golf trips. A two person golf break in an apartment, with a hire buggy for the week, is the most cost effective way to stay on the resort, and golfing foursomes who split a three bedroom apartment routinely pay less per head than a hotel room, then get a kitchen and a terrace on top.
The Premium Serviced Apartments are the halfway house between a hotel stay and self-catering, located in Alexander Heights and Dionysus Greens. Two sizes: two bedrooms at approximately 103m² sleeping 4, and three bedrooms at approximately 118m² sleeping 6.
The "serviced" part is the point. The rate includes daily breakfast, a daily tidy-up of the apartment, a food parcel on arrival, branded bathroom amenities with bathrobes and slippers, and access to the hotel's facilities: the Splash Park, indoor pool, gym, sauna and steam room. If you want villa-style space but hotel-style housekeeping, this is the category built for you.
Junior Villas are stylish semi-detached holiday homes and the first rung on the villa ladder, ideal for smaller groups and families who want their own front door without the price of a detached house. Two bedroom Junior Villas run to approximately 120m² and take up to 4 guests; three bedroom versions reach approximately 140m² for up to 6. They sit across seven neighbourhoods: Adonis Village, Alexander Heights, Apollo Heights, Hestiades Greens, Helios Heights, Theseus Village and Zephyros Village.
The one thing to check on a Junior Villa listing is the pool. These villas come both with and without private swimming pools, and villas without one have access to the communal pool in their village, with the exception of Hestiades Greens, which has no communal pool. All come with fully equipped kitchens, spacious living areas, and most offer a private garden or balcony.
Superior Villas are where Aphrodite Hills starts to feel like your own private corner of the resort. Every one is detached, with a large private swimming pool and private garden, on plots averaging around 1,500m². The houses themselves run from approximately 200m² to 350m² and come in two to six bedroom versions, sleeping anywhere from 4 to 12 guests, with one baby cot per bedroom on request.
Most Superior Villas sit on the Eastern Plateau, the quieter side of the ravine. That position is the trade-off to understand: you get space, privacy and the biggest plots on the resort, but you are not walking to the Village Square for dinner, so a hire car or a golf buggy makes sense for the week.
Elite Villas are not a separate build type. They are a hand-picked selection of the most outstanding Junior and Superior Villas, chosen for superior locations, high quality furnishings and heated pools, ranging from 250m² up to 650m², either in the heart of the resort or privately set on the Eastern Plateau. The Elite rate bundles in hotel-grade services: daily breakfast at the restaurant, a private airport transfer each way, daily maid service, a food parcel on arrival, access to the hotel facilities and the Retreat Spa gym, kids' club for ages 3 to 12, and a welcome meeting with a Guest Services Concierge. Pool heating is available in the cooler months at an extra charge.
Above Elite sits the Mythos Collection: individually decorated, lavish villas with panoramic sea views over the Mediterranean, each carrying a name from Greek mythology, with the same added value services plus extras such as breakfast delivered to your door.
One honest caveat before you treat the labels as gospel. The categories come from the resort's own rental programme, and because nearly every property is individually owned and furnished, two villas with the same grade can feel very different inside. A Superior Villa is a build type: a detached house with a private pool on a large plot, mostly on the Eastern Plateau. Elite is a service tier: the best positioned and best furnished Junior and Superior Villas, sold with daily breakfast, daily maid service and private airport transfers included. An Elite villa may physically be a Superior Villa; you are paying for the pick of the plots and the added services.
Decide what you want to walk to. Plots near the Village Square suit evenings on foot; fairway plots suit golfers who accept passing players in the morning; ravine edge plots take the sea views towards Aphrodite's Rock; the Eastern Plateau suits anyone who values space and quiet over walkability. The resort is hilly, so if you will not have a buggy or car, stay close to the Square.
