They earn the rating on the villa itself: the size of the plot and the pool, the quality of the build and the furnishings, the view, and the extras, from hot tubs and gyms to games rooms and cinema rooms. A private pool is standard across our whole collection, so in a luxury villa it is the starting point, not the headline.

West coast: Coral Bay, Potima Bay and Aphrodite Hills

The west holds 45 of the 71. Around Coral Bay and Potima Bay the Titanium villas sit on large plots a short drive from the sand, with pools built for a group of twelve rather than a family of four. Our villas in Paphos keep the airport within half an hour, which matters when the party arrives on different flights.

Aphrodite Hills carries four of the twelve Titanium villas: a golf resort above the sea between Paphos and Limassol, with the course, tennis, spa and restaurants a buggy ride from the gate. For a quieter kind of luxury, Kathikas in the hills above Peyia has a Titanium villa with the whole coast laid out below it.

East coast: Protaras and Ayia Napa

24 of the luxury villas are on the east coast, nearly all of them Platinum, around Pernera, Protaras and Ayia Thekla. The east is where the clear, shallow bays are, so these villas suit families who want the beach within a few minutes and a pool at home for the hours in between. What a luxury villa includes

Every villa on this page has a private pool used only by your party, and each villa page states exactly what else is included: heated pool, hot tub, gym, games room, cinema room, sea view and the layout of the bedrooms. How to choose

Start with the group: count bedrooms and bathrooms against the party, and look for a ground-floor bedroom if anyone needs one. Then the coast: west for large plots, hill views and the golf resort, east for shallow sandy bays. Then the extras you will actually use. A Titanium villa with a cinema room is wasted on a party that lives outside; a Platinum villa a short walk from the beach is not.

Where are the luxury villas in Cyprus?
45 are in the Paphos district in the west, around Coral Bay, Potima Bay, Peyia and Aphrodite Hills; 24 are on the east coast around Protaras and Ayia Napa; the last two are near Limassol and Nicosia.
How much does a luxury villa in Cyprus cost?
It depends on the villa, the dates and the length of stay, so the prices on this page are live rather than a guide figure. As a rule the Titanium villas start higher than the Platinum ones, spring and autumn cost less than July and August, and one large villa shared by three families often costs less per person than three smaller ones.
How far ahead should I book a luxury villa?
For July and August, four to six months ahead, and earlier for the largest villas: there are only 12 Titanium villas and the eight-bedroom ones go first. Spring, autumn and half-term weeks can be booked closer to travel, though villas with heated pools sell out first in those months.
