This villa is part of an exclusive gated community of superior quality villas located at the top of Peyia Village, close to Coral Bay. The location affords you the most stunning views over the Paphos coastline and mountains. Peyia, which is around a 3 minute drive, is a charming Cypriot village full of tavernas, bars, restaurants, good local shops and amenities.

The bustling and popular Coral Bay Strip is only a 3 minute drive away and boasts blue flag beaches Corallia Beach and Coral Bay Beach, there are many restaurants with local and international cuisine to choose from along with an array of bars, many with live music throughout the week and plenty of shopping opportunities. There is also a little amusement park for the younger ones with a fantastic mini golf course to keep the older ones entertained.

To the west lies St. George and the Akamas Peninsula and National Park. To the east past Potima Bay and the village of Kissonerga lies Paphos Old Town and Kato Paphos. There are a number of golf courses to recommend along with some fantastic wineries and wine tours.

The villa is a deluxe 3 bedroom, 3.5 bathroom villa with super modern finishes and wonderful finishing touches. The open plan ground floor has a fresh, welcoming lounge area with large flat screen TV with multi-lingual channels and feature fireplace. The fully equipped kitchen is fresh and contemporary complete with a large island/breakfast bar with seating. The first of the 3 bedrooms can be found on the ground floor, a twin room with en suite shower room and patio doors leading to the pool area.  There is also a guest cloakroom on this floor. On the first floor you will find the master bedroom with en suite bathroom containing both a walk-in shower and free-standing bath with a view! Plus a double bedroom with en-suite shower room and private balcony with fabulous views.

Back downstairs there are several patio doors leading you out to the poolside. There are soft seating areas for relaxing, dining table and chairs to enjoy al fresco meals, gas BBQ, luxury sunbeds and ping pong table for your entertainment. The amazing infinity pool has a suspended decked area which you can use to sunbathe while dipping your feet in the cool water and taking in those awesome sea views. There is also a hot tub that will be filled ready for your arrival. The tranquil poolside area allows you to eat, drink, swim, sunbathe and relax, all whilst enjoying the wonderful vista and the ocean oh so blue.

Villa Chateau Rock is situated in the Prestigious area of Sea Caves just a few minutes drive from Coral Bay. Two of the region’s best beaches, Corallia and Coral Bay, are a very short drive with the bustling strip of Coral Bay, full of restaurants, bars & shops a little further on. You have several watering holes and eateries close by, including the amazing Spilies Tavern which is just a 5 minute walk. The very popular beach bar, Oniros By The Sea, which overlooks the stunning Sea Caves and the Edro III shipwreck is just a 3 minute drive

Villa Chateau Rock is the most extraordinary property, peacefully set above Coral Bay it is secluded, private and tranquil.  Cut out of the natural rockface it has been designed to feature the exposed rock in many parts of the villa and its rustic décor lends itself to natural charm. You enter the villa up flagstone steps into an anteroom with comfortable sofas, a guest cloakroom and a door leading to the garden area. Down a short staircase, you will find the lounge with several sofas, flat screen tv and patio doors leading to the gardens and pool area. Back up the stairs and up a couple more steps is the fully equipped kitchen and dining area, you can also access the garden from here. Down a large hallway, with a stunning wall of exposed rock, you will reach the first of the bedrooms, a double with snug seating area, en suite bath room and patio doors leading to a terrace with beautiful sea views. The second bedroom is next door which is a twin also with snug seating area, en suite shower room and patio doors leading the terrace with sea views.

Back through the kitchen you step outside to an amazing tiered garden area. There is an outside bar and stone seating area with a dramatic backdrop of natural rock. You can cook up a storm on the brick-built Cypriot BBQ or clay oven and dine al fresco on one of the several dining tables. On this level, there is a small self-contained apartment complete with kitchenette, seating area, a double bedroom and en suite bathroom. You will find a second duplicate self-contained apartment next door down a couple of stone steps.

Back outside there is a stunning infinity pool surrounded by lush greenery and showcases the incredible sea views. Welcome to Villa Margarita, excellently located opposite Corallia Beach in the Coral Bay area, the perfect choice of CVR villa for a beach holiday in Cyprus. Why? Because you could not get closer to the beach!   Corallia Beach is a beautiful sandy beach with crystal clear Mediterranean waters on your doorstep. The equally fantastic Coral Bay Beach is just 1 km away with the famous Coral Bay Strip a little further on with its numerous restaurants, bars with live music, shops and a great little amusement park with mini golf right in the centre.

Further afield the Sea Caves, St. George and the Akamas lie to the west. Back east you have Coral Bay, Potima Bay and the Old Town and Kato Paphos.

Villa Margarita is arranged to host 22 guests in comfort, with capacity for up to 26 guests on request. Outside, the grounds have been designed for both relaxation and social gatherings. A generous private pool, available with optional heating, is set among sun loungers, parasols, and shaded seating areas. Time can be spent unwinding by the water or enjoying the optional jacuzzi/spa, where massage jets allow for year-round rejuvenation. An extensive outdoor kitchen and bar, created in a chiringuito style, has been equipped with a teppanyaki grill, ceramic barbecue (Big Green Egg style), gas hob, sink, wine fridge, American-style fridge/freezer, dishwasher, pizza oven, and ice machine, creating an ideal space for al fresco dining, casual meals, or celebratory gatherings.

For additional fun, a ping-pong table and a pool table are also available, providing hours of entertainment for guests of all ages.

​

Inside the villa, contemporary comforts have been provided throughout, including air conditioning, a full Sonos sound system, and high-speed fibre-optic internet. The open-plan living and dining areas have been designed to offer a relaxed and welcoming atmosphere, supported by an OLED TV and PlayStation 5 for entertainment. A fully fitted gourmet kitchen, supplied with modern appliances, has been set up to accommodate everything from family-style cooking to more elaborate meal preparation, ensuring a comfortable setting no matter the occasion.

On the ground floor, 1 annexed room with shower and 1 annexed family room with shower have been positioned with direct access to the pool terrace and outdoor spaces, and a guest cloakroom has also been included for added convenience.

On the first floor, guests will find a king bedroom with en suite shower, a family bedroom with a king bed, a queen bed and en suite shower, a king bedroom, a family bedroom with a queen bed and a bunk bed (suitable for children up to the age of 14), and a family double-queen bedroom with en suite shower, complemented by a separate family bathroom, providing comfortable and private spaces for all and making the layout especially suitable for larger families or groups.

Villa Nektar is a delightful 3-bedroom villa located just under a 5-minute drive away from two of the best beaches: Coral Bay Beach and Corallia Beach. Further along, you will find the famous Coral Bay strip with its numerous restaurants, bars featuring live music, cafes, and shops. To the east lies Paphos Old Town and Kato Paphos, with its charming harbour and seafront filled with eateries and shops. Slightly to the west lies St. George with its quaint fishing harbour, small beach and the wonderful, wild Akamas Peninsula and National Park.

The layout of the villa is spread across two floors, the ground floor welcomes guests with an inviting open-plan design encompassing a stylish living area, dining space and a well-equipped kitchen. Decorated with contemporary furnishings, the living space boasts a snug corner sofa, satellite TV and a DVD player. The kitchen, fashioned from cherry wood and adorned with granite countertops, is fully equipped with essential appliances such as an electric oven and hob, fridge/freezer, microwave, dishwasher and washing machine. A generous dark wood dining table, paired with high-backed chairs, comfortably seats six guests.

On the ground level, you will also find the initial bedroom, a beautifully adorned twin room complemented by a nearby separate family shower room for enhanced comfort and accessibility.

Ascending to the first floor, guests will discover the remaining bedrooms, each boasting en-suite facilities and a private balcony. The Master double bedroom boasts a luxurious en-suite bathroom and a spacious private balcony overlooking the inviting pool area, while the twin bedroom offers an en-suite shower room and a private balcony affording views of the villa’s frontage.

Outdoors, a private 8-meter by 4-meter pool awaits, featuring both walk-in steps and a ladder for easy access, surrounded by a sun-drenched terrace furnished with comfortable sun loungers, parasols and a convenient poolside shower.
