 Villa Kyparissia is a privately set and exclusive mansion-villa within an extensive, fully walled and gated plot and is just a kilometre or so from the scenic village of Kathikas. Villa Kyparissia offers stunning views overlooking Peyia, Coral Bay and Paphos. This is a 12 sleeper, 5 bathroom villa and separate sections split the villa – making it ideal for pairs of families, or larger groups of friends sharing.

Through the villa’s grand entrance doors, you will find a spacious open plan living area that is furnished in a modern style giving a contemporary indoor setting. Leading to the dining area in front of the open feature fire therefore ideal for hiding in shade in summer months and for a cosy dinner after outdoor activity in off-season and early spring. The open plan living area includes a fully equipped kitchen and dining area. There is a utility kitchen adjacent with time saving appliances, and plenty of extra surface area for when you really want to show off in the kitchen. Just outside the kitchen area there are al-fresco dining options, including a shaded veranda with a large stone built BBQ space. This area is perfect for enjoying a glass or two in the shade whilst barbecuing, sipping your morning coffee, or simply taking in the views.

The 4 south-facing bedrooms each have an en-suite bathroom. The master bedroom includes a grand king-sized bed with fitted wardrobes, a wall mounted TV, and an en-suite which hosts a Jacuzzi bath with shower. The second bedroom is also a king-sized room with wardrobes, TV and shower room. The third bedroom is a king-sized room with wardrobes and shower. The fourth bedroom on this level is a twin room with wardrobes and shower. All these bedrooms have access to the wrap-around balcony. There is a separate cloakroom near the dining area.

The lower section of Villa Kyparissia is built like a home within a home. It even has its own double door access; with a terrace hosting a modern sofa set in a shaded area, affording views across the local vineyards. The terrace leads to a modern lounge area with sofas and TV. It’s open plan with another fully equipped kitchen with appliances and a table and chairs. Moving through the corridor there is a king-sized bedroom and another bedroom with generously sized twin beds. Both bedrooms share a bathroom with a bath and overhanging shower.

There’s a pool table set at a point between the two sections of the villa. Towards the rear of Villa Kyparissia there is complete seclusion and privacy. At its heart there’s a large private pool which has amazing views on all sides. This is surrounded by sun loungers with parasols, drinks tables, a swing seat, a hanging basket chair, and a poolside shower. A grand white stone table and chairs looks across the pool to the stunning views below. The area is ideal for dining as a group, day or night, in a spectacular setting. Across the pool from the loungers and the dining area a large gazebo provides shade, views, candle holders, and a modern rattan sofa set. The exterior is well lit at night with sculpted stone light fittings surrounding all areas.

This beautiful villa is situated at the peak of Peyia Village, in close proximity to Coral Bay, and provides stunning vistas of the southwest coastline and mountains. Less than a 10-minute drive will bring you to Peyia, a delightful Cypriot village filled with tavernas, bars, restaurants, and a variety of local shops and services. The well-known Coral Bay Strip is just a 15-minute drive away, featuring blue flag beaches such as Corallia Beach and Coral Bay Beach. Villa Melanie – perfectly located, perfectly tranquil! An attractive 4 bedroom, 4 bathroom villa with pleasant countryside and distant sea views, perfect for those who like privacy and seclusion. Villa Melanie is in a great location, hidden off the main Coral Bay / Peyia road. It is situated just a 5 minute walk from the main strip of Coral Bay. The beautiful sandy blue flag Coral Bay Beach is also within walking distance.   The villa is accessed from the road. It has a long driveway which benefits from off road parking inside the gated grounds.

Villa Melanie has an open plan design lounge and dining area with the kitchen leading from this area. There is comfortable seating, large flat-screen TV with English Speaking TV Channels and PlayStation 4 (available on request) plus dining table and chairs. There is a well-equipped kitchen which has everything you need including a dishwasher, washing machine, oven, microwave and fridge freezer. There is also a double bedroom on the ground floor with a separate shower room.  There are 3 further bedrooms on the first floor. Villa Chateau Rock is situated in the Prestigious area of Sea Caves just a few minutes drive from Coral Bay. Two of the region’s best beaches, Corallia and Coral Bay, are a very short drive with the bustling strip of Coral Bay, full of restaurants, bars & shops a little further on. You have several watering holes and eateries close by, including the amazing Spilies Tavern which is just a 5 minute walk. The very popular beach bar, Oniros By The Sea, which overlooks the stunning Sea Caves and the Edro III shipwreck is just a 3 minute drive

To the east you’ll find flavours of the ancient and modern worlds in the Old Town and Kato Paphos. To the west the wild Akamas Peninsula offers the promise of natural beauty and adventure.

Villa Chateau Rock is the most extraordinary property, peacefully set above Coral Bay it is secluded, private and tranquil.  Cut out of the natural rockface it has been designed to feature the exposed rock in many parts of the villa and its rustic décor lends itself to natural charm. You enter the villa up flagstone steps into an anteroom with comfortable sofas, a guest cloakroom and a door leading to the garden area. Down a short staircase, you will find the lounge with several sofas, flat screen tv and patio doors leading to the gardens and pool area. Back up the stairs and up a couple more steps is the fully equipped kitchen and dining area, you can also access the garden from here. Down a large hallway, with a stunning wall of exposed rock, you will reach the first of the bedrooms, a double with snug seating area, en suite bath room and patio doors leading to a terrace with beautiful sea views. The second bedroom is next door which is a twin also with snug seating area, en suite shower room and patio doors leading the terrace with sea views.

​

Back through the kitchen you step outside to an amazing tiered garden area. There is an outside bar and stone seating area with a dramatic backdrop of natural rock. You can cook up a storm on the brick-built Cypriot BBQ or clay oven and dine al fresco on one of the several dining tables. On this level, there is a small self-contained apartment complete with kitchenette, seating area, a double bedroom and en suite bathroom. You will find a second duplicate self-contained apartment next door down a couple of stone steps.

Back outside there is a stunning infinity pool surrounded by lush greenery and showcases the incredible sea views. The vast gardens are on several different levels and have sun loungers and parasols for lazy days soaking up the gorgeous Cyprus sun. The lovely coastline views can be enjoyed from all areas of the garden.
