 Villa Kyparissia is a privately set and exclusive mansion-villa within an extensive, fully walled and gated plot and is just a kilometre or so from the scenic village of Kathikas. Villa Kyparissia offers stunning views overlooking Peyia, Coral Bay and Paphos. This is a 12 sleeper, 5 bathroom villa and separate sections split the villa – making it ideal for pairs of families, or larger groups of friends sharing.

Through the villa’s grand entrance doors, you will find a spacious open plan living area that is furnished in a modern style giving a contemporary indoor setting. Leading to the dining area in front of the open feature fire therefore ideal for hiding in shade in summer months and for a cosy dinner after outdoor activity in off-season and early spring. The open plan living area includes a fully equipped kitchen and dining area. There is a utility kitchen adjacent with time saving appliances, and plenty of extra surface area for when you really want to show off in the kitchen. Just outside the kitchen area there are al-fresco dining options, including a shaded veranda with a large stone built BBQ space. This area is perfect for enjoying a glass or two in the shade whilst barbecuing, sipping your morning coffee, or simply taking in the views.

The 4 south-facing bedrooms each have an en-suite bathroom. The master bedroom includes a grand king-sized bed with fitted wardrobes, a wall mounted TV, and an en-suite which hosts a Jacuzzi bath with shower. The second bedroom is also a king-sized room with wardrobes, TV and shower room. The third bedroom is a king-sized room with wardrobes and shower. The fourth bedroom on this level is a twin room with wardrobes and shower. All these bedrooms have access to the wrap-around balcony. There is a separate cloakroom near the dining area.

The lower section of Villa Kyparissia is built like a home within a home. It even has its own double door access; with a terrace hosting a modern sofa set in a shaded area, affording views across the local vineyards. There’s a pool table set at a point between the two sections of the villa. Towards the rear of Villa Kyparissia there is complete seclusion and privacy. At its heart there’s a large private pool which has amazing views on all sides. This is surrounded by sun loungers with parasols, drinks tables, a swing seat, a hanging basket chair, and a poolside shower. A grand white stone table and chairs looks across the pool to the stunning views below. The area is ideal for dining as a group, day or night, in a spectacular setting. Villa Sarah is an elegant villa set in an elevated position overlooking beautiful greenery and the sparkling Mediterranean sea beyond. You have the wonderful Sea You Beach bar just a few minutes drive down to the coast, a lively place situated right at the sea edge where you can enjoy a cocktail and watching the sun go. And with a taxi a phone call away, you can do it all at your own pace.

To the west, the bustling Coral Bay strip full of restaurants, bars with live entertainment, shops and a small amusement park with mini-golf is less than a 10 minute drive away along with 2 of the best beaches on the Island, Corallia Beach & Coral Bay Beach. The rugged and beautiful Akamas Peninsula and National Park is less than a 20 minute drive. Over to the east, Paphos Old Town and the Harbour at Kato Paphos are around a 20 minute drive.

From your private driveway, you enter Villa Sarah into an open plan ground floor area with huge living and dining spaces fitted and equipped in CVR signature style. The spacious lounge area with decorative fireplace, large flat screen TV with English Speaking TV Channels and PlayStation 4 (available on request) is stylishly furnished and looking above, there is an impressive Dynasty style gallery running around the perimeter of the lounge. Leading round from the living room you will find a fabulous pool table for the whole family’s entertainment and a fully furnished dining area and well equipped and luxurious kitchen with all the mod cons you need to create wonderful gastronomic delights. There is also an additional utility room with a washing machine. The whole area is surrounded by windows and vast patio doors bringing the natural beauty of the sunlight from outside to in. On the ground floor you will find the first of the bedrooms which is a double room with super-king size bed and its own private en suite bathroom with walk-in shower and patio doors leading you out to the pool area and those wonderful views. There is also a guest cloakroom on this floor.

Up the sweeping staircase brings you to 3 further bedrooms, the first double with king-size bed has its own en suite shower room and patio doors leading to an enormous balcony which flows the full length of the villa and offers the most amazing sea views and view of the pool area. The 2nd double with king-size bed also has its own en suite bathroom and patio doors leading to the balcony with those awesome sea views. The 3rd double with king-size bed has patio doors also leading to the balcony with the best sea views and a family shower room right next door.

On the lower ground floor, you will find a double bedroom with king-size bed and its own private en suite shower room, kitchenette and patio doors leading to the outside space. There are two additional annexed rooms on this level both with patio doors, one to accommodate 2 guests and one to accommodate 4 guests, these 2 rooms share a family shower room.

Back up to the ground floor, the numerous sliding patio doors take you out to a fantastic pool patio area with an abundance of spaces for you to relax in. There is a covered al fresco dining area and soft seating area, bbq, a lovely private pool with walk-in Roman steps (heating, optional extra), luxury sun loungers, sun umbrellas, optional jacuzzi/spa with massage jets – introducing our versatile all-season jacuzzis, perfect for holiday villa guests!
